You are watching: How much to build a house in ghana
7 helpful votes
Building a home here is exceptionally expensive and very time consuming. And you really need to physically be here unless you have top of the line foreman or overseer. And even then, you can't take the chance that he will take you for a ride... overcharging for material, stolen goods, right from the worksite that is supposed to be "watched," etc. Corruption, as you likely know, is rampant.
You'd best buy a ready made house. There are plenty around, though Ghana hasn't really gotten around to using MLS listings. Ghanaweb sometime has listings.
Hope this helps.

depends on your budget......comparable to the U.S. or Europe, Ghana is VERY affordable to build a house. From experience, building a comfortable middle class house with Western ammenities and with a size range of 2800 to 4000 square feet will cost you between $65,000 and $115,000 again depending on what kind of ammenities you want e.g. hardwood floors, granite counter tops, built in appliances etc......
Cost of land is prohibitive in Accra, especially in the middle class/upper middle class suburbs...but outside the city like Oyibi, Dawhenya, Prampram, Kokrobite, Shai Hills you can get a 100 by 80 feet plot for between $5000-$9000.
The only caveat is purchasing a plot devoid of litigation is a very time consuming and taxing process.....you will need local, reliable and trustworthy expertise in the form of a lawyer and land agent to shepherd you through the process......to avoid this you may want to buy from an existing developer and there are TONS in Accra.
Go to www.everythingghana.com and search their real estate link....they have the most comprehensive list of developers in Accra with websites. Again depending on your budget, homes range from $75,000 to $800,000......

Lastly, there are financing options in Ghana tailored for Diasporans i.e. nationals/non residents who live overseas.......two of the companies HFC GHana and Ghana Home Loans accept U.S. and European credit reports when evaluating your qualification for a mortgage.
